Approximately 2.4 miles drive from Dollywood and Dollywood's Splash Country, this all-suite property offers accommodations that suit your vacation needs. The hotel features a seasonal outdoor pool, complimentary hot breakfast, free parking, a game room, laundry facilities, and rooms with kitchenettes. Each kitchenette offers refrigerators, stovetops, microwaves, and dishwashers.

For guests going to Dollywood, a trolley stop is at the entrance to the KOA campground right beside All Season Suites.

I was placed in room 122. Upon pulling around to park, immediately saw the blue tarp and said , yep thats where we'll be. Sure enough it was for the bedroom. The first night, we got almost no sleep from all the outside news of traffic and loud revving cars combined with guests talking out by their cars. I went in living room area and it was much quieter so it was due to some insulation issues with the window there from the apparent fire that had occurred by looking at the siding at the top of the tarp. Why were we assigned a room with the bedroom having such a blatant issue?!?!?! My wife and I tried earbuds the 2nd night that helped slightly but then struggled to hear our small children during the night when speaking to us. So the 3rd night we abandoned the earbuds to hear the kids and I got a whopping 2.5 hours of scattered sleep before an 11 hour drive home. Also the area in the shower by the shower head seemed very unpolished and damaged. Very disappointed that we were placed in a room that should have been blocked off until full repairs were made.

The place was totally outdated and needs help. The first room they put us in was wrong, then the worker came to us and asked us to move rooms… which like… really? Then they move us rooms - the fan was so loud and squeaky it was miserable. They moved us again. The next room the kitchen sink cabinets - there was no cabinet doors under it. Looked completely broken. The bathroom was so dim and dark. No doors on the closets. No door where the toilet was. It literally was a rundown hotel. It was not somewhere I wished to take my kids… They never should have moved us rooms, but they also moved us 3 times bc of issues. Kind of ridiculous in my opinion. I’m shocked at how that was handled. Then we were placed on the second floor. The beds were very hard, pillows very flat. The only thing that was decent was the breakfast.

We have been staying here for years. We love it! The staff are so kind, the rooms are clean and breakfast is great with many options. My favorite thing is the ceiling fans in the bedroom! We will always stay here while visiting the area.
