    Maximum Occupancy:
  • For all 2 bedroom units Maximum occupancy is 4 People.
  • For all 3 bedroom units, Maximum occupancy is 6 people.
  • If the Company discovers that unit occupancy is exceeded, the Company reserves the right to terminate Guest's use of the Property and the Unit.
  • No Smoking is permitted in any Unit or in any place other than designated smoking areas on the Property. Violations of this policy shall result in immediate termination of the Guest's right to use the Unit and a cleaning damage fee of $500.00 for marijuana smoke and $250.00 for any other types of smoke to the Guest's credit card on file.
  • Vacation rentals may not be used for events or group gatherings that exceed the maximum occupancy. Only Guests whose names are on the reservation are authorized to stay in the home. Any guest having events or group gatherings in the home or exceeding the numbers of authorized guests will be immediately evicted without a refund.
    Trash Policy: Trash and any used food items must be disposed of properly before check out. If there is excessive trash that is left in the unit or beyond the capacity of the trash bench outside the Unit, depending on the severity, there will be a penalty fee of $50.00 to $150.00 for excessive trash charged to the Guest’s credit card on file.
    Check out policy: Check out time is by 10:00 am. Late check-out requests must be approved by the Front Desk. Any unauthorized late check-out is subject to a $150.00 penalty.
    Packages: The Company will accept deliveries and packages up to 50 pounds. Any packages larger than 50 pounds will be refused. Accepting and holding packages carry a mandatory charge of $1.00 per pound. All Deliveries can be done via Private Carriers such as Federal Express and UPS, as well as USPS.
    Fees: Resort fee of $14.99 per night, per room, plus taxes ($16.94) and a one-time Departure Cleaning fee of $150 plus tax ($169.50) is due directly to the hotel at check-in. Fees are subject to change and applicable taxes.
    Pet Policy: Up to 2 dogs under 35 lbs are allowed in a unit and the resort must be advised before checking in. No other types of pets are allowed. Pet fees are $25 per pet per day plus taxes, up to a maximum of $150 per pet, $300 for 2. Any unauthorized pet is subject to a $150 penalty plus pet fees. Any damage caused by said canine will be the responsibility of the guest of registration and will be charged to the credit card on file.

We had 3 different apartments booked. We were there for a wedding. All our parties were at first separated. One was even put to another resort. We complained & our 3rd party was given accommodation close to us. The floors in the room were filthy when we got there. We were supplied 4 toilet rolls between 6 people for a 17 night stay. I’ve never had to supply my own toilet roll in an apartment before. We had no laundry done so had to wash our towels by ourselves & also bedding was never changed in the 17 days we were there. We were on holiday not a shopping & cleaning stay. Really not amused by it. The pool rules were shocking. You were allowed to take your own water to the pool but nothing else including cool bags. I approached the bar & asked for ice because the water I had for my grandchildren who are 1 & 2 was warm. I was told this wasn’t allowed. We also were not allowed to get tap water from the bar. Again never stayed anywhere with these rules. Won’t be back that’s for sure.

We went as 3 families of 4 (all adults these days) and all had the executive 3 bed condos booked through TUI. The condos are extremely spacious but differ substantially in layout and facilities. We drew the short straw with a lakeside view in 5024/208 but the balcony furniture appears to have been purchased in the late 70s and I can't imagine it was even comfortable then. The door frame was broken (I guess it had been forced in the past) but it still locked OK. WiFi was excellent in all condos and the main areas. Both of the other condos had deep cushioned balcony sets which were very comfortable, ours was anything but and actually spoilt the holiday. Additionally bedrooms 2 and 3 in our apartment were a lot smaller than the other 2, so you need to be lucky to get a decent apartment. None of the condos had an electric kettle, back to the 70s again with the hob based whistling kettles that take longer to boil then a beginners tortoise race. I ended up spending $30 on one from Walmart and left it for the next lucky guests (left in 5025/305 so interested to see if they nab it or leave it!). Another gripe was that all of the cookers and microwaves had broken displays and the numbers rubbed off the dials, which made it guesswork to get them on to the right temperatures, our first whistling attmept took 30 minutes! Whilst there we had various issues, including a broken bed on day 1, the first time my wife and I have slept close together for a while as it dropped to the floor in the middle! Maintenance came out on the Sunday and repaired it (it's hard to believe it hadn't been noticed before as it appeared to have been previously contructed by a team of 4 year olds with plastic tools! A couple of toilet blockages were quickly sorted and a broken bathroom lock replaced within a couple of hours. The only thing which took a long time to sort was the lift call down button, which didn't work until the last couple of days, but it was an easy work around to use the up button and apologise to anyone we stopped on their way up! Reception were very good, always helpful and they will accept Amazon deliveries for you which is useful for us UKers if you take out a 30 day US prime trial. The pool area was never crowded and always clean, however the bar was expensive for drinks and they ban you bringing your own beers in so they can try and fleece you for theirs. The Half Barrel Beer Project is a short walk away and similarly priced but with a much better selection. Either allow drinks at the pool or don't, forcing your stuff just annoys people. The path at the lakeside is a quick way to Publix, but it's not in great shape or well lit and my wife fell on our way back one night, and we've just found out she's been walking the parks with a broken toe for 2 weeks :-( The location of the condos is excellent for Universal, Seaworld and International Drive but a bit far for Disney unless you are driving. Uber/Lyft were both readily available and well priced for the parks and evenings out, always check both though as the prices fluctuate a lot. We did see one alligator swimming in the lake, but had to resort to AI to scare the folks at home. We all agreed we'd happily come back but we'd need a few guarantees about the furnishings before committing.

Enjoyed 14 nights at Vista Cay Resort, staying in block 5012 room 307. Having e-mailed Mary at the resort prior to arriving with our wish list for our apartment, I have to say we were delighted with your allocation (thank you Mary). We had a 3 bedroom apartment which was really spacious, clean and in a perfect position, close to the main pool and only a short walk over to Publix for supplies and a few eating places such as Beth’s Burgers, NYPD and @ The Diner which we highly recommend for breakfast/lunch. We chose not to have a hire car and used Uber/Lyft which worked well for us with the drivers picking us up and dropping us off right outside our block. Vista Cay is close to International Drive and Universal Resorts therefore most trips were under $20. We would not hesitate to return to Vista Cay and would definitely recommend it to anyone thinking of booking it.

We were really disappointed with our stay at Vista Cay Resort. On the third day of our holiday, the washer stopped working and trapped our clothes inside. Maintenance came out, opened it for us, and said they had taken a photo to pass to their supervisor. We were told it should be fine to use on a quick wash, but it clearly wasn’t fixed. The following day the washer was still playing up with no update, so we called again. Someone else came out, but it was the same story: “We’ll speak to the supervisor.” By Friday, the machine had stopped working completely and wouldn’t power on. Again, maintenance came, unplugged it, and told us it should be fine, but nothing was properly sorted. It wasn’t until the second Thursday of our two-week stay—just three days before we were due to leave—that an actual engineer finally came. He diagnosed the fault but couldn’t repair it on the day. By the time we checked out on Sunday, the washer still hadn’t been fixed. The resort itself is also split over two sites, separated by a busy road. If you’re not on the side with the main reception, you have to walk across with luggage and strollers, which isn’t ideal. We were told we could take an Uber, but it would make far more sense for them to use the golf carts (that are otherwise used to show potential buyers around the property) to shuttle guests between sites on check-in and check-out days. Another issue was security. Unlike other properties we’ve stayed in, the doors don’t lock automatically when you close them. You have to press a tick button on the keypad to lock up, but this wasn’t explained to us at check-in. We only discovered it by accident when we found the door hadn’t locked properly after leaving. On a positive note, the apartment itself was spacious and comfortable, and the pool was lovely. However, the poor customer service and lack of proper communication really let the place down.

We had a wonderful time at Vista Cay. Our three bedroom condo was lovely, clean and spacious. Could do with a bit of a repaint as some holes had been filled but generally good decor. Pools were lovely and clean and no scramble for a subbed in the morning - thank you Vista Cay for not allowing people to put towels on beds then wander off for several hours! 🙌 Really convenient to have shops and restaurants just over the road too. Only a couple of downsides; please just invest in some plug in kettles - the hob ones take about 10 minutes to boil! Reception could be more welcoming - after a 12 hour travel, we waited about 10 minutes for the front of house to stop having a conversation to check us in.if you know someone is due, could you not greet them at the door or even just be ready for them? Also asked for suggestions or even said good morning but only to be sometimes met by silence! These were only small niggles - if you are looking for a lovely condo which is in a great location and is clean and homely, I would recommend Vista Cay.

The company offers pack'n plays and high chairs for rent at $10 per day per item plus taxes, subject to availability.
