The property is 35-40 years outdated. The carpet was scary, I told the kids to leave their shoes on. The door opens to an outside courtyard that can be accessed by anyone, no keycard needed. Not as big of an issue if the room door closed and would latch. The strike plate was hanging off and the door wouldn’t close without a hefty push. And even then it could be pushed open from the outside. Seemed to be a common issue as I noticed multiple doors ajar. When I mentioned this to management they said they would send someone by…no one came. So if security is important to you DO NOT BOOK THIS PLACE.

We stayed here for 2 nights March 23-25th. I want to begin by saying, yes, it is under renovation, and yes it is an older building; however, we had a great time and would absolutely come back. I am going to be as honest and thorough as I can as I was very worried after reading recent reviews. Take them all with a grain of salt. Ask questions before you arrive and ask for a newly renovated room if that is something you need. It is not a dump, it is older. It is not a mess, it is under renovation. 1. We were in a newly renovated room in the South Point building. It appears that the South Point building has been renovated ahead of the North Point, although, there may be some rooms renovated in the North Building also. This is where the lobby is also. The lobby is beautiful and there is a restaurant/bar “The Living Room” there also. Be prepared, the food/drinks are very $$$$$$. The only other restaurant considered part of the resort was the Italian one a short walk the next complex over. You need reservations, even when not busy. We made that mistake and it was going to be 30 min, so we went to the Irish Restaurant in the same complex instead. There is a grab and go place in the lobby also which is kinda a Starbucks. We didn’t use it, but just. Noticed it. The river ranch has a restaurant also. Our room was clean, good size (suite) and although it was right across from the construction area, it didn’t bother us. Bring a set of ear plugs and you will be fine. The upside, close to the water park. I would absolutely take this room location and deal with the construction noise to be close to the water park again. Beds were very comfortable, even the pull out. Furniture was new and updated, I was impressed with the updated room. Shower was a nice size with multiple shower heads. It does take a good 3/4 min for hot water to get to the shower though. The safe was not bolted down and some buttons didn’t work/missing, so we didn’t end up using it. The door was also very stiff and you had to basically kick it to get in the room. I am sure this will be fixed during the ongoing renovations. There were no linens in the room for the pullout bed, so be sure to ask when you arrive if you plan to use the sofa bed. Laundry brought us a set within 10 min, the staff were amazing (and this was at approx 10:00pm). The toilet paper holder is way too close to the toilet, makes it awkward to deal with toilet paper while on the toilet. Easy fix for this, move it forward on the wall (not a deal breaker at all). My guess is they didn’t actually try it out while renovating. The south building no longer has a pool, it is a large grass area with fans and the deck of the “Living Room”. The North building has a large pool and hot tub. It was a short walk there, not a huge problem. Just a pain if you forgot something and need to go back to the room (our room was a fair distance from this pool). Not sure if the swim up bar was open or not as we used that pool in the evenings. 2.Bonus! We were short walk to the River Ranch and we loved it. You have to be there early (prior to 10:30) on busy days to get lounge chairs. People do come and go so you might be able to snag some if you arrive later. They close at 6:00 on Sun-Thursday right now, so be prepared for that. I do wish they had later hours, like 8:00. We enjoyed the pools and lazy river. The water was very warm (no idea what people are talking about cold water? It was like a bathtub in the river). Yes, this water park is a bit run down and in need of a face lift, but it completely serves the purpose. They have a mini golf area (needs fixing up, but the kids enjoyed it, so who cares). They serve food and beverages also. The price point is a little high in my opinion ($16 for a normal size margarita? This isn’t Vegas …but they charge Vegas prices). We would have been more willing to spend $$ there for food and beverages if it wasn’t for the prices. They could have been half that and we would have happily spent the $). Instead, we took short breaks, went back to the room and ate our own food or ordered from places close by. 3. Food … disappointed in the options and prices. While in renovation mode, there are a lot of things that can be ignored and attributed to the renovations; however, prices need to be lowered. While the resort is nice and clean, the prices do not match. We ended up getting breakfast sandwiches from a cute little deli a short walk across the road, the Veranda Bistro. Prices were very fair, more than half of the price of the restaurants “on site”. Honestly, they need to turn this into an All Inclusive or something like that. It would be a hit if they did. But right now, food/beverage options are way to high. Okay, so overall I really enjoyed my stay. The room was fantastic, the river ranch (why we came here) served its purpose and the kids had fun. We would stay here again. What is holding me back from a 5 star review is the food/beverage options and price points. People are already paying a pretty penny to stay here, don’t gouge them with over priced food/beverages. Or add in a free meal or handful of beverage tickets during the stay. I also don’t understand the darn “resort fees”, just roll it into the price. I wanted to provide a real review as I feel a lot of the negative ones are really over embellished and not justified. They are trying to clean it up, renovate and provide a resort experience. Once the renovations are complete, I am sure it will be amazing!

I never write reviews BUT this one requires it. Don't stay here. It's under renovation but it can't come soon enough. The first room we were given had a broken A/C situation, two broken lamps, the fan in the bathroom was literally falling off the ceiling, stained carpet, and the shower diverter did not work. The front desk was honest and said most rooms are just not redone yet. The walk to the water park pool area is really odd and construction is everywhere. You can't walk anywhere close to the hotel. I have no idea where the pictures on the website were taken but I think they are "concept" pictures for what it will look like when completed. I am a loyal Hilton Honors person and I am still trying to figure out how they put their name on this place. Believe the bad reviews unless you are one of the 6 lucky guests, yes 6, who get a 2-bed room that has been renovated. The staff were working hard, doing their best, nice, and put in a really bad spot.

I should have listened to these reviews!! DO not stay here. Where do i even start.... I did read the reviews and i did my homework. I called and called and verified. I emailed specifically with the Sales Manager (Christi) and she confirmed ALL rooms would be renovated by March. Yes, I had it in writing. Confirmed I would get a renovated room, in addition to the families in our group. NOPE. Construction is behind. Only the South rooms were renovated. I called to verify our room was renovated and that did not happen; were were placed in the North building (nasty and dirty). I was moved to the South building for an upgraded fee of $20, but upon getting my bill and i was charged $100 per night to upgrade. EXTORTION and illegal as i did not agree to this fee. I called many times and the story changed constantly. Sometime there were 2 pools open after 5pm and then it would be 1. They sent pictures of the new room i would be getting to be given an old dirty room. These rooms are not cheap. This is not a resort but more like a motel 6. There were no basketball courts, no swim up bar, the waterpark restaurant is closed. I called to have my invoice fixed and no response yet. The hotel should not be operational. They are not staffed properly. The food takes a really really long time to arrive. The waterpark had 1, maybe 2 waitresses and 1 bartender which was not enough for the 200+ people at the pool. We waited 45 minutes for breakfast and same for dinner. The hotel reeks of marijuana which i understand is legal in AZ but not something i want my kids around. It smelled so bad it was coming through the vents and could not open the patio door. We were with 20 families and all had the same experience. Hilton has lost my 30+ year of business travel loyalty. I will be staying at Marriott.

I have Diamond for Life with Hilton meaning I have stayed over 1000 nights with Hilton properties. Three night stay at this property. Was given a room that was scheduled to be remodeled, it was in extremely poor shape. Front desk did not respond about the issue with the room. I Was told I would receive the food and beverage credit and proceeded to charged $700 to the hotel during my stay. Hotel backed out on the credit and said I didn’t qualify after being told I would. I would not have spent that much money at the property if I was not receiving my credit. Lastly, I was charged for something I did not buy at their pool restaurant. Hotel has ignored me asking to get the charge removed from the bill. I will not use this property again. There are other, better properties in the Phoenix area.
